The subject property comprises a holding of prime development land which has been assembled by the applicant over the last 4-5 years through various individual transactions and now extends to an area of 8.386 statute acres or thereabouts. These lands enjoy frontage of approximately 250 metres to the De Valera Road and a valuable frontage of approximately 120 metres to High Road a short distance from the roundabout intersection. A small bum or stream runs down through the land but has been piped underground for about 1/3rd of its route through the holding. The land enjoys a good, quite level run along its High Road frontage, which is desirable for commercial development, but from here the ground slopes down along the gradient of the De Valera Road to its lowest and narrowest point at the back of the Oatfield sweet factory premises. From the spot heights as given on the ordnance survey map extract -a variance of approximately 26 metres in the overall height of the holding would seem to exist which, would equate to an average gradient for the site of approximately 1:14. Most of the land is in its virgin, agricultural state but a section in the heart of the holding has been excavated for the development of an access road, which has been put in place and to be shared as a secondary point of access for the new fire station. An old house, presumably occupied up until quite recently still remains in place at the High Road but it will be the intention of the applicant to demolish same and open up the entire holding with a view towards a coherent overall development plan for the site.
